Maintenance
All gas pipework, appliances and chimneys or flues must be maintained and in a safe condition. Gas appliances must be serviced in accordance with the manufacturer’s instructions. One of your duties as a landlord is to ensure that gas appliances and flues must undergo annual gas safety checks by a registered gas safe engineer. You will also need to ensure that your tenants know where and how to turn off the gas supply and what to do in an emergency.
Gas Safety Check Record
Within 28 days of completion, you should provide your existing tenants with a record of the Annual Gas Safety Check. For new tenants, this should be provided upon the start of the tenancy. Here is an example of a Landlord’s Gas Safety Record. You’ll need to make copies of the record for at least 2 years.
